Step 1: Reach Out Directly to Me

Everything begins with a quick call or email. I’ll ask a few questions, listen, try to understand your goals, and determine what kind of information whether selling, exchanging, or holding makes the most sense for you.

Step 2: We Run A Custom Stress Test on Your Property or Portfolio

Before talking price or strategy, we want to thoroughly understand your property. Our Stress Test can be as simple as a current market valuation and as complicated as a five-year forecast under current operations, improved operations, or worsening market conditions.

Step 3: Your Strategy Session with Jack

We meet to review:

  • Your goals & timelines

  • Your personalized Stress Test

  • Your valuation range

  • Your best available options / next steps (sell, exchange, refinance, or hold and improve operations)

You’ll walk away with absolute clarity on your next move. Even if the answer is not selling.

Step 4: Pre-Listing Preparation

If we decide that selling your property aligns with your goals, then we prepare your property to launch

This is a two-week process that may include:

  • Data verification (confirming rent rolls, expenses, NOI, unit mix, etc…)

  • Professional photography and drone media

  • Crafting a marketing plan with a story to get your property sold

  • Crafting your property or portfolio’s Offering Memorandum

  • Preliminary outreach to my network of buyers

  • Giving our brokerage early access to the listing off-market 

This is where we set the foundation for a strong market debut.

Step 5: Launching Your Property on the Market

Your listing goes live with maximum exposure

  • We’ll post your property or portfolio onto our local MLS, Costar / Loopnet, and Crexi

  • We’ll run targeted email blasts; both to buyers with criteria that should fit your property’s qualifications AND to nearby property owners

  • We reach out to brokers internally at Lyon Stahl AND outside of our brokerage to ensure we get the most eyeballs possible on your property

  • For select properties we’ll use targeted paid advertising to bring even more prospective buyers to your deal

Step 6: Communication & Feedback

Now this is huge. Throughout the listing period you’ll receive:

  • Weekly updates

  • Buyer feedback summaries

  • Offer activity reports

  • Market data and insights (New competing listings or recent comparable sales)

  • Quick strategy meetings with me if necessary

Not only does this keep you directly informed as to what is happening but it allows us the opportunity to continually modify and adapt our strategy.

Step 7: Offer Review & Entering Escrow

Once offers start coming in I will have my team put together an offer summary which I’ll review with you personally.

The offer summary covers:

  • Price and terms

  • Key differences between each offer

I’ll walk through each offer with you and we’ll decide together to; do nothing, send a counter, or choose to open escrow with the strongest and safest buyer.

Step 8: In Escrow: Due Diligence & Closing

My team and I manage the entire escrow process diligently:

  • Inspections

  • Appraisals

  • Loan & underwriting requests

  • Tenant documentation

  • Contingency timelines

  • Legal disclosures

  • Coordination with escrow, title, and buyer’s agent 

I’ll walk through each offer with you and we’ll decide together to; do nothing, send a counter, or choose to open escrow with the strongest and safest buyer.

Step 9: Optional: 1031 Exchange Guidelines

If your plan involves a 1031 Exchange I’ll personally help you through the entire process:

  • Prior to closing we’ll meet again to lock in your exchange plan

  • I’ll set up meetings with a trusted QI partner and if your exchange plan involves securities or NNN deals I’ll link you with a securities advisor or national NNN deal specialist respectively. 

  • If you plan on exchanging back into a multifamily asset here in California I’ll build a buyer profile for you and get you into our Deal Match-Maker. Outside of California, I’ll get you in touch with a trusted brokerage partner in whatever location you’re interested in.
